Rental Policy:
–Rates are based on a check-in date of the first of the month (11 AM) and a check-out date of the last day of the month (10 AM).
–Monthly rental amounts are based on double occupancy (2 adults). For additional couples wishing to share the house an additional 10% per couple will be added to the rent.
–50% of total rent (non-refundable unless able to find replacement) plus security deposit is due within 7 days of booking. The balance of rental amount including 7% Florida sales tax and cleaning fees are due 120 days before arrival. Full amount of rental, security deposit and other fees are due with signed lease if rental commences less than 120 days before arrival.
–Rent includes: Villages amenities fee, WiFi, lawn care and all utilities.
–$1000 security deposit depending on length of rental period.
–$250 cleaning fee
–$ Temporary ID fee (for 2) is tenant responsibility. We will complete application and tenant is responsible to pay and pick up ID’s at recreation center upon arrival. Village ID’s gives full access to all residential amenities including golf at any of the executive courses. Guest passes (free) give access to recreation centers, pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, horseshoes. Over 2,000 clubs and activities, recreation centers and swimming pools. There are 36 Villages executive golf courses for free and twelve champion courses for a modest fee.
In the event of a cancellation, the security deposit will be kept. Rent paid will be refunded only if the house can be re-rented at the same rate for the exact same time period It is advised that renters opt for trip cancellation insurance.
The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
